4. Basic rent. On the day or before the first day of each month of the rental period, the tenant pays the lessor the basic rent for that month. The monthly rent for the first month of the rental period is paid on a pro rata basis. All amounts and other fees that the tenant must pay to the lessor in this commercial lease agreement are considered rent. The basic rent and all other rent payable by the tenant are paid without deduction or compensation and without notice or invitation.
